Why it matters

Your visa needs a home. We find it.

Both visas require proof of accommodation in Portugal. Most agents don't know how the visa timeline works, and visa lawyers don't find homes. We work alongside your immigration lawyer so the home is ready when your application needs it: whether to rent first or buy, which documents the lease or deed must provide, and when to complete the purchase.

As a licensed real estate firm (AMI 21687), we search, negotiate and close on your behalf, including off-market homes, in Lisbon, Cascais, Comporta and the Algarve.

Questions

Before you move.

How can an American move to Portugal?

Most Americans move with a D7 visa if they live on passive income, or a Digital Nomad visa if they work remotely. Both require proof of income and a home in Portugal. An immigration lawyer confirms the right route and handles the application; we find the home.

D7 or Digital Nomad if I work remotely?

If your income comes from active remote work, the Digital Nomad visa is usually the right fit. If it comes from pensions, rentals or investments, the D7 is usually better. Your lawyer confirms the final choice based on your documents.

Do I need to buy a property for the visa?

No. A rental contract is accepted as proof of accommodation. Many clients rent first and buy once they know the city, while others buy from the start. We plan whichever fits your timeline.

Can foreigners buy property in Portugal?

Yes. There are no restrictions on foreign nationals buying property in Portugal. You need a Portuguese tax number (NIF), and mortgages for non-residents are available subject to each bank's criteria.

How long does the process take?

It depends on your consulate and on AIMA, the Portuguese immigration agency, so timelines vary. Your lawyer gives you the expected timeline, and we time the home search around it.

Can I bring my family?

Yes. Spouses and children can join through family reunification, provided your income meets the higher threshold for the family.

How does this work for Brazilians?

Brazilian citizens use the same D7 and Digital Nomad visas. Our team works in Portuguese and English, and the path to citizenship may be shorter for Portuguese-speaking nationals, which your lawyer confirms.

Will I become a tax resident in Portugal?

Living in Portugal usually makes you a tax resident. Your tax position should be planned with a qualified accountant before you move, and we introduce you to trusted specialists.
